Crotched Mountain Foundation’s affordable housing program offers safe, quality residential living opportunities for low-income seniors and individuals with disabilities. These units are subsidized by the Department of Housing and Urban Development (HUD) and managed by Crotched Mountain Foundation.

The apartments are located at three locations: Whitefield, NH, Portland, ME and East Greenbush, NY. Apartments are accessibly designed and affordably priced. Rental rates are based on 30% of a person’s adjusted income and includes heat, hot water, and electricity.

Affordable Housing - Frequently Asked Questions

What are the qualifications for subsidized housing?

Each property has its own requirements:

  • McIntyre School Apartments: Tenants must be 62 or older at time of application and must meet the current income limit requirements
  • Forest Avenue Apartments: Tenants must provide evidence of disability and meet current income limits requirements
  • Greenbush Village Apartments: Tenants must provide evidence of disability and meet current income limits requirements

Are pets allowed?

Yes, pets are allowed. A pet security deposit of $150 is required at move-in. Please note that tenants are responsible for any damages incurred by their pets. No deposit is required for service animals. 

Do you take vouchers?

No, our properties are HUD subsidized PRAC 811 or PRAC 202 programs, which provide subsidy for tenant's rents based on 30% of their adjusted income

How do I tour the properties?

Do I have to be 62 to apply for senior housing?

Yes, you must meet the age requirement at application stage.

How do I find out about vacancies?

We recommend that you check our website regularly for updates on unit availability as well as our social media channels.

Why is income and asset verification required?

Our tenants receive Housing and Urban Development income-based subsidies; therefore, we are required to verify income and assets during application stage on an annual basis after move in.

Do you have emergency housing?

No, we do not provide emergency housing options. If you need emergency housing, you may contact:

How do I get priority on the waitlist?

We currently do not have priority preferences for any of our properties. Applications are processed in the order that they are received.

What is the average wait time for the waitlist?

Waitlist times can vary depending on vacancies at our properties. Please note, CMF’s policy- we do not inform individuals of their position on the waiting list.
